The zone is not an opinion and it is not something an agent decides. It is on FEMA's official map, by address: msc.fema.gov. Look it up, then come back with the letter.

Three things that surprise buyers from out of state
- Flood is never in your homeowner's policy. Anywhere in the United States, flood is a separate policy — through the National Flood Insurance Program or a private carrier. Buyers routinely discover this after a storm.
- The elevation certificate is the document that sets your price in a high-risk zone, not the zone letter itself. A house one foot above the base flood elevation and one a foot below pay very different premiums with the same letter on the map.
- Maps are redrawn. A property can move from X to AE without anything changing about the property. When it does, the mortgage requirement follows.
Where these numbers come from
Zone definitions and the annual chance of flooding: FEMA, National Flood Insurance Program. The mandatory purchase requirement applies to federally backed mortgages under the Flood Disaster Protection Act. The premium figures are rough order-of-magnitude anchors, not quotes: inside a high-risk zone the price is driven by your elevation against the base flood elevation, which only an elevation certificate can establish.
