What owners pay today, from the same census table for every county in the country. The effective rate is our own arithmetic — median tax paid divided by median home value — not a published figure. Insurance is the median premium actually charged in the county's ZIP codes in 2022, and the column beside it is that premium as a share of the county's median home value, which is the only way two counties with very different house prices can be compared at all.

Where insurance eats the most of the house
Not the highest premiums in dollars — that list is led by Nantucket and Manhattan, where the houses are simply worth more. This is the premium as a share of what the house is worth, which is what actually decides whether a purchase works.

What this comparison does not include
Three things, and they matter.
Sales tax and everything else you buy. Florida charges 6% plus up to 1.5% of county surtax. A state with an income tax and no sales tax can come out ahead for a household that spends a lot and earns little.
What you earn there. The median household income column is in the calculator for a reason: a salary does not move with you unchanged. Moving to a county where incomes are 30% lower and expecting the same pay is the most common mistake in this whole calculation.
Condominium assessments. If you buy a condo in South Florida, the association's reserve funding requirement under the 2022 law can add hundreds a month, and it does not appear in any census table. Ask for the reserve study and the last three years of assessments before you go under contract.
Where these numbers come from
Median home value, median real estate taxes paid, median household income and median gross rent: U.S. Census Bureau, Census ACS 5-year 2023, tables B25077, B25103, B19013 and B25064 — the same four tables for every county in the country. The five-year release is used because the one-year release only covers counties above 65,000 people, which would leave out two thirds of them. The effective tax rate is our own arithmetic, tax divided by value, not a published figure. Home insurance and the non-renewal rate: U.S. Department of the Treasury, Federal Insurance Office, Analyses of U.S. Homeowners Insurance Markets 2018–2022, aggregated by us from ZIP code to county as the median of the county's ZIP codes — the same method as the state figures elsewhere on this site. That series ends in 2022 and premiums in Florida have risen since; the insurance guide carries the current number.
