Buy, sell and invest in Florida real estate
With the numbers for 166 Florida areas on the table. For people moving here from another state, for investors buying from outside it, and for anyone who would rather see the subtraction than hear the pitch.
What Florida actually costs you, county by county
Not state against state — that is too coarse to decide anything. Westchester and Erie are both New York and they are not the same county to own a home in, and neither are Walton and Alachua in Florida. Pick the county you are leaving and the one you are looking at, and see the property tax, the home insurance and the state income tax on the same $400,000 house.
The third one is not a mistake. Walton County has the beaches of 30A and insurance there eats 2.7% of what the house is worth every year, which swallows what you stop paying Georgia. We would rather you saw that here than found it at closing.

166 Florida areas, with the figures on the table
Not a list of “best places to invest”. The numbers for each one — the same ones we look at before we recommend anything.
- Price, rent, gross yield, inventory and days on market
- The property tax worked out with the county’s official millage
- The home-value series since 2011

19 guides, 151 questions answered
How much down payment you actually need, what you pay every month besides the mortgage, what changes when you move here from another state — and what it costs you when the answer goes against us.
- Property tax plus insurance: on that, Florida is the most expensive state in the country
- Financing without US residency or US credit
- Preconstruction: what you put down and what the law actually protects
709 new-construction communities, with the monthly charge
The Florida new-construction catalogue, community by community: starting price, floor plans, bedrooms and square footage. And where the builder publishes it, the HOA fee and the CDD assessment — the two that decide whether the numbers work, and which are not the same thing.
What brings you here?
Two audiences at once: people moving to Florida from another state, and people investing here from outside it — including buyers with no US residency, no visa and no US credit history. These are the four questions almost everyone arrives with.

I want to buy and I don’t know where
Rent, appreciation or living there lead to different areas. Here is the criterion, with each one’s numbers in front of you.
The criterion for choosing
I’m moving here from another state
What you stop paying in state income tax, against what property tax and insurance cost you here. Sometimes it is not the win it looks like.
Run the whole subtraction
I don’t know if that property rents
Why an 8% yield in the listing ends up as 2% in your account, and how to do the sum before you sign anything.
The real sum
I want to sell my Florida home
Start by knowing what it is really worth: the four numbers that claim to value it, and why only one of them sets a price.
What is my home worthSelling? We represent you too
We don’t only work with buyers: we list and sell. We put your property on the market, represent you as the seller and negotiate on your side. And it all starts with the same thing — knowing what it is really worth, with your area’s closed sales in front of you rather than an automated estimate.
What is hardest to find is the figure for your ZIP code in particular: what is being paid per square foot, how much of the asking price actually gets collected, and how many listings end up cutting it. It comes from the 166 areas we track every month, and we will send it to you even if you decide not to sell.
