Why adding your costs to your number is not enough
Because the commission and the documentary stamps are charged on the price — including the part you add to cover them. On a home in Orange County with a $250,000 mortgage and a 5.5% commission, walking away with $250,000 takes an asking price of $536,737. Add the costs up by hand and list at $534,275, and you end up $2,296 short.
The price you need for each figure, with a $250,000 mortgage, a 5.5% total commission and one home, a house or a condo:
| You want to keep | Miami-Dade | Broward | Palm Beach | Orange |
|---|---|---|---|---|
| $100,000 | $373,483 | $373,881 | $375,965 | $375,965 |
| $150,000 | $426,731 | $427,186 | $429,556 | $429,556 |
| $250,000 | $533,227 | $533,796 | $536,737 | $536,737 |
| $400,000 | $692,972 | $693,711 | $697,509 | $697,509 |
| $600,000 | $905,964 | $906,930 | $911,871 | $911,871 |
In Miami-Dade and Broward the buyer pays the owner's title policy by county custom; in Palm Beach and Orange the seller does, and that is why the price has to be higher there.
Where these numbers come from
The same arithmetic as the seller's closing sheet, run backwards. Documentary stamps on the deed: chapter 201, Florida Statutes — $0.70 per $100 statewide; $0.60 per $100 in Miami-Dade, whose $0.45 surtax does not apply to a deed for a single home, condominium units included (s. 201.031). Owner's title insurance premium: rule 69O-186.003, Florida Administrative Code; who pays it is county custom. The $700 settlement fee is a reference. Estoppel certificate: $299 cap per the Florida DBPR under ss. 718.116(8) and 720.30851. Not included: your share of the year's property tax and the mortgage interest up to closing, which depend on the date.
