The spread is larger than people expect
Across all 67 counties the total millage runs from 8.2361 in Monroe to 21.5570 in St. Lucie. On the same $400,000 home that is $2,949 a year against $7,681 — a difference of $4,732 every year, for nothing but the county line. If you are moving from out of state and have not yet chosen where, this is the single decision that moves your housing cost most.
How the calculation works
Assessed value, minus exemptions, times the millage rate — done twice, because the school portion and everything else get different exemptions. The first $25,000 of the homestead exemption comes off the whole bill; the second layer, $26,411 in 2026, comes off the non-school portion only. That is why the two lines in the result have different taxable values.
Portability: the benefit moves with you
If you are selling a Florida home you had homesteaded and buying another, you can carry the Save Our Homes benefit across — the gap between what that home was worth and what it was assessed at. Up to $500,000 of it, under s. 193.155(8). It is the largest single deduction most Florida movers never claim, and it is not automatic: you file form DR-501T with the new county by 1 March.
Say you had a home worth $600,000 assessed at $350,000 — $250,000 of accumulated benefit — and you buy in Miami-Dade:

Notice the middle rows. If the new home is worth less than the one you left, the transfer is proportional, not the whole amount: you keep the same share of benefit, not the same dollars. Buying down does not let you carry the full deduction into a smaller house.
Where these numbers come from
Total millage rates from the Florida Department of Revenue's “Millage and Taxes Levied” report, 2025 edition — the most recent published. Counties adopt the following year's rates at their September budget hearings. These are county totals; your municipality may differ. The homestead exemption and the Save Our Homes cap are set by s. 196.031 and s. 193.155 of the Florida Statutes and Article VII of the state constitution.
