Fix and flip in Central Florida: buy, renovate, sell

You buy a house below market in Central Florida, renovate it — often adding a bedroom or a bathroom — and sell it. A deal runs three to six months, it is done in the name of a U.S. company you control, and you do not need to know anything about construction: a partner supervises the build. What follows is how it works, what the market actually looks like this month, and the arithmetic.

Those four are the terms of the programme, not a forecast and not a guaranteed return. What each deal produces depends on the house, the renovation budget, the cost of money and the market on the day you sell. The market figures further down are ours and are refreshed every month.

How a deal works, step by step

Six steps. You do not take any of them alone — the first two are paperwork and the last three are construction, and there is someone on this side for all of them.

1. First conversationWhat you are looking for, how much you want to put in and over what horizon. That is what decides whether a flip suits you at all, or whether something else does.
2. The U.S. companyThe purchase is not in your personal name. A company is formed for it, and we walk you through setting it up.
3. Finding and analysing the housePurchase price and ARV — the value after renovation — on paper, before anything is committed. If the numbers do not work, it is not bought.
4. Purchase in the company’s name20% of the price into escrow; the other 80% on a loan in the company’s name, approved in 8 to 15 days.
5. RenovationYou fund it and the bank reimburses it in stages — the draws — as the work progresses. The bank inspects progress about every three weeks.
6. Sale and splitThe house is sold and the profit is divided. We handle the sale.

How do you know what is happening on site?

It is the first thing anyone investing from another state asks, and it has three concrete answers rather than a promise.

  • A weekly review. Progress is gone through every Friday.
  • Full documentation. Software with photographs, video and invoices, kept current.
  • Cameras on site. Remote supervision, in real time.

What actually leaves a margin?

Not buying cheap and painting. The margin comes from three decisions taken before the purchase is signed.

  • Add square feet, do not just tidy up. The houses worth looking at are the ones where another bedroom or bathroom fits. One more bedroom changes the price band the house competes in when it goes back on the market.
  • A duplex where the lot allows it. More return in a single deal, and a property that interests two kinds of buyer at once: the one who will live in it and the one who will rent it out.
  • Finish quality that holds the price. A cheap finish shows in the appraisal and in how long the house sits. Saving there is expensive at the other end.

Why Central Florida and not Miami for this. Land here costs a fraction of what it costs in Miami-Dade — the median price per square foot in Miami-Dade is about 1.9 times what it is here. When land is cheap relative to the building, the value you create comes from the renovation, and a renovation is a budget you can control. Where land is expensive, the arithmetic changes completely, and that is a different product: the full rehab.

Median days on market matters more than it looks. At 46 days, a house that is finished and priced correctly is not sitting for a season while the loan accrues interest. The month that a house takes to sell is a month of carrying cost, and it comes straight off the margin.

A house that sells for $250,000 is under the median of every Central Florida area we track — the cheapest of them has a median of $249,241. That is the point: a flip is bought below market, not at it. Real figures move with the purchase price, the renovation budget, the cost of financing and the market when you sell. None of this is financial or investment advice.

Questions people actually ask

The four that come up in every first conversation.

How long does a deal take? Three to six months, purchase to sale. What moves that timeline most is permits and the scope of the renovation.

Do I need construction experience? No. Flip-X Group supervises the build from start to finish — budgets, permits, contractors and the account of the money. You decide on the numbers, not on the materials.

Can I do this if I do not live in the United States? Yes. The purchase is made in the name of a U.S. company formed for the deal, and the oversight is remote: software with photographs and invoices, and cameras on site. How a purchase is financed without U.S. residency is in the mortgage guide, and what happens on the way out is in selling as a foreign owner — which matters here, because a flip ends in a sale.

How much do I have to put in? 20% of the purchase price as an escrow deposit, plus the renovation, which the bank reimburses in draws as the work progresses.
