If you cannot pay the mortgage in Florida, what actually helps
Florida is a judicial foreclosure state, which means the process goes through a court and takes time. That time is the only asset you have, and it is worth more the earlier you use it.

The single most useful thing
Call the servicer before you miss a payment, not after you have missed three.
Servicers have loss mitigation options, and access to most of them narrows as the delinquency deepens. The call is uncomfortable and it is the highest-value hour available to you. Ask specifically for the loss mitigation department, and get the reference number.
What is usually available

| Forbearance | Pauses or reduces payments temporarily. The pause is not forgiveness — ask how the missed amount is repaid |
| Repayment plan | Spreads the arrears over following months on top of the normal payment |
| Loan modification | Permanently changes rate, term or balance to reduce the payment |
| Partial claim or deferral | Moves the arrears to the end of the loan. Common on FHA |
| Short sale | Sell for less than the balance, with the lender’s agreement |
| Deed in lieu | Hand the property back rather than be foreclosed on |
The last two end the ownership, and both generally damage credit less than a completed foreclosure.
The option people forget: sell it
If there is equity, selling is almost always better than any of the above.
Foreclosure exists to recover the debt. If the property is worth more than the balance plus the cost of selling, you can pay off the loan, keep the difference and walk away with your credit intact. Many Florida owners who bought before 2021 are in exactly that position and do not realise it.

Where to get free help
HUD-approved housing counselling agencies advise at no charge, and they are not selling anything.
They will review your situation, explain what your servicer should be offering and help you assemble the application. Use them before you pay anybody. As a rule: a company that asks for money up front to stop a foreclosure is not the help you need, and advance-fee foreclosure rescue is restricted in Florida for that reason.
The Florida timeline, roughly
Judicial foreclosure is slower than the non-judicial process most states use, and every stage is a chance to resolve it.
Missed payments, then a notice of default, then a complaint filed in the county court, then a period to respond, then litigation, then a judgment and a sale date. Months, often longer. Time is what you have — the mistake is spending it waiting rather than acting.
