You only get the asking price right once

Across the areas we track, sellers collect a median of 96.3% of what they ask — and 30.7% of listings end up cutting the price. Almost a third. That is the cost of going out with a number that does not hold.

A house that lists high accumulates days on market, and days are visible to every buyer looking at it. By the time the price finally comes down, they no longer read it as an opportunity — they read it as the house nobody wanted. Which is why nearly one in three cuts the price and still closes below asking.

And the spread between areas is enormous. In the tightest one sellers collect 99.3% of asking; in the hardest, 90.6%. On a $500,000 house that difference is $43,650. Pricing correctly for your specific area is not a detail. It is the decision.

The same goes for time. The median is 72 days, but that hides a range from 22 days in the fastest area to 175 in the slowest. If someone quotes you a statewide average, they are quoting a number that describes nowhere. Yours is in the monthly table.

What does it cost to sell, and what actually reaches you?

Commission is negotiated. Everything else is set by Florida law or by county custom, and it is knowable to the dollar before you list.

Documentary stamps on the deed are $0.70 per $100 of the price statewide — with a Miami-Dade exception that most calculators get wrong. The owner’s title insurance premium is promulgated, meaning every title company in Florida charges the same rate for it; what changes is who pays, and that is county custom, not law: the seller in 63 counties, the buyer in Miami-Dade, Broward, Sarasota and Collier.

Are you listing agents, or only buyer’s agents?

Both. Most of what we publish is about buying, which is exactly why this deserves saying plainly: we list and we sell. We put your property on the market, we represent you as the seller, and we negotiate on your side — under Miami New Realty as the brokerage.

What we will not do is win the listing with a number designed to win the listing. If the honest valuation is below what you were hoping, that is what you will get, along with what would have to change for it to be higher. An inflated price does not make a house worth more. It makes it sit.

Questions people ask before they call

The four that come up every time.

Does asking for the valuation commit me to anything? No. There is nothing to sign to receive it, and no exclusivity attached to it. If you decide not to sell, or to sell in two years, the analysis is still yours.

How is this different from the estimate on a listing portal? An automated estimate is a model applied to public records. It has never been inside your house, does not know what you renovated, and in areas with few sales it can be far off. Ours is built from closed comparable sales with the adjustments written down — so you can disagree with a specific adjustment rather than with a black box. What if I am not in the United States? That works, and it is common. But if you are not a U.S. person there is a rule that changes the whole sale: 15% of the price is withheld at closing, not 15% of the gain. It can be reduced, and only if you start before you list — that is in selling as a foreign owner.
