FloridaNorth Florida

We track 12 new-construction communities in Palm Coast, from $259,000 to $376,990, with a median starting price of $315,000. 1 of them have not opened yet.

Prices here cluster tightly: the most expensive community starts at only 1.5 times the cheapest. That usually means the decision is about the specific community and its monthly charges rather than about the price of entry.

None of these communities publishes a CDD assessment, and 0 publish an HOA fee. That is worth confirming rather than assuming: a CDD that is not advertised is still owed, and it arrives on the property tax bill rather than as a separate invoice.

Amenities and monthly dues

Not every builder publishes these. Of the 12 communities here, 0 list their amenities, 3 say what type of home they build and 0 publish an HOA or CDD figure. Filter by one of them and the rest drop out even if they would have qualified — the counter tells you how many.

What is different about buying new construction in Florida

Four things catch people out, and none of them is about the house.

  • The CDD is not an HOA. It is a unit of local government created under chapter 190 of the Florida Statutes that issued bonds to build the roads and the drainage before the first house was sold. Your lot carries a share of that debt, the county collects it on your tax bill, and it does not appear in the HOA figure the sales office quotes you. Part of it can often be paid off; part of it cannot. The full explanation is here.
  • The tax you will pay is not the tax on the builder's sheet. Until the home is finished it is assessed as land. Your first full bill, on the finished house, is the one to budget from — our property tax calculator will run it with your county's own millage.
  • Incentives are worth what they cost the builder, not what they are advertised at. A rate buy-down and a closing-cost credit are not the same value to you, and neither is a design centre allowance.
  • The builder's contract is the builder's contract. It is not the standard Florida contract, and the deposit terms, the delay clauses and the warranty are all written by them. Read it, or have someone read it, before it is signed.
These are the builders' own published figures, not our estimates. That is their strength and their weakness: prices and fees change between the day they are advertised and the day you close, and communities sell out. We check the specific community before you travel to see it.

Prices, floor plans, HOA and CDD figures come from the builders' own community pages and are refreshed monthly; last update 28 de agosto de 2026. We list what is published — where a fee is not shown it has not been published, which is not the same as there not being one. Communities that have sold out are removed. Nothing here is an offer or a guarantee of availability. The photographs are the homebuilders' own, taken from the community pages they publish.
