What is different about buying new construction in Florida

Four things catch people out, and none of them is about the house.

  • The CDD is not an HOA. It is a unit of local government created under chapter 190 of the Florida Statutes that issued bonds to build the roads and the drainage before the first house was sold. Your lot carries a share of that debt, the county collects it on your tax bill, and it does not appear in the HOA figure the sales office quotes you. Part of it can often be paid off; part of it cannot. The full explanation is here.
  • The tax you will pay is not the tax on the builder's sheet. Until the home is finished it is assessed as land. Your first full bill, on the finished house, is the one to budget from — our property tax calculator will run it with your county's own millage.
  • Incentives are worth what they cost the builder, not what they are advertised at. A rate buy-down and a closing-cost credit are not the same value to you, and neither is a design centre allowance.
  • The builder's contract is the builder's contract. It is not the standard Florida contract, and the deposit terms, the delay clauses and the warranty are all written by them. Read it, or have someone read it, before it is signed.
