Why the mortgage is the small half in Florida

On that $400,000 home, principal and interest comes to $2,076 a month in every county in the state. What moves the payment by hundreds of dollars is the other two lines — and in a new-construction community, a third: the CDD assessment, which is a government charge collected on your tax bill and not an HOA fee.

Across the 938 Florida new-construction communities in our own catalog, 152 publish an HOA fee — median $194 a month — and 111 publish a CDD — median $168 a month. Where a community has both, the median combined charge is $392 a month on top of everything above.

The tax figure above is for a new owner, not the current one. Florida caps assessed value increases at 3% a year for homesteaded property — and that cap resets when the home sells. A seller paying $2,400 on a house you will be taxed $6,900 on is not lying to you; they are quoting a number that no longer applies. Never budget from the seller's tax bill.

Where these numbers come from

Millage rates: Florida Department of Revenue, “Millage and Taxes Levied”, 2025 edition — county totals; your municipality may differ. Homestead exemption: s. 196.031(1)(b), Florida Statutes ($25,000 on everything, a further $26,411 on the non-school portion). Insurance: scaled from a standardized $300,000 dwelling policy priced at $8,471 for Florida by Quadrant Information Services for Insurance.com, assuming dwelling coverage of 80% of the purchase price — land is not insured, so coverage runs below the price. HOA and CDD medians: our own catalog of 938 Florida new-construction communities. PMI at 0.6% of the loan a year, the mid-point of the usual range. Rate: Mortgage News Daily, 27 August 2026.
