What each income reaches, in four counties

Gross monthly income, $600 of existing debt payments, $80,000 down, a 36% debt-to-income ceiling, 6.75% over 30 years, and $194 a month of HOA. The only thing changing across the columns is the county's property tax:

Why the same income buys less in Florida

A lender does not approve you for a mortgage; it approves you for a total housing payment. Property tax, insurance and HOA all come out of that ceiling before a single dollar goes to the loan. In a state where insurance on a $400,000 home runs around $9,036 a year, that is roughly $753 a month that is not available to borrow against — which at 6.75% costs you about $116,093 of purchasing power.

This is the single most common surprise for buyers relocating from a state with cheap insurance. The pre-approval you got at home does not transfer.

36% is a common ceiling, not a rule. Conventional loans often stretch to 45% and FHA further with compensating factors. Raising the ratio in the calculator raises the price — it does not raise what you can comfortably afford. The number worth solving for is the payment you can still make in a year when the insurance renews 20% higher.
