Why the same income buys less in Florida
A lender does not approve you for a mortgage; it approves you for a total housing payment. Property tax, insurance and HOA all come out of that ceiling before a single dollar goes to the loan. In a state where insurance on a $400,000 home runs around $9,036 a year, that is roughly $753 a month that is not available to borrow against — which at 6.75% costs you about $116,093 of purchasing power.
This is the single most common surprise for buyers relocating from a state with cheap insurance. The pre-approval you got at home does not transfer.
